1. Why sell at auction?

Auctions are a powerful way to sell because they create urgency and competition. Sellers benefit from a set sale date, a transparent process, and often a quicker closing timeline. Auctions are also ideal for unique properties, estates, commercial real estate, and items that are hard to price conventionally. Plus, they’re sold “as-is,” which typically means fewer contingencies and a more streamlined transaction.
The two-minute rule is designed to keep things fair. If a bid is placed within the final two minutes of the auction, the countdown resets to two minutes. This gives other interested bidders a chance to jump back in and helps prevent last-second “sniping” that can catch participants off guard. It ensures a true competitive finish and that everyone has an equal opportunity to win.

Not at all! While auctions are sometimes used to sell bank-owned or distressed properties, many auctions feature high-end homes, investment properties, land, commercial buildings, estates, and unique items. Auctions are simply an efficient and competitive way to sell, regardless of the property’s condition or status.

In an absolute auction, the property will be sold to the highest bidder, no matter what the final bid is. There is no minimum price, which can attract more interest and encourage stronger bidding.

In a reserve auction, the seller sets a minimum price they’re willing to accept (called a reserve). If bidding doesn’t meet or exceed that amount, the seller isn’t obligated to sell. The reserve amount may or may not be disclosed to bidders.

Consignment means a seller entrusts their property, item, or asset to the auction company to market and sell on their behalf. The auction company handles the promotion, bidding process, and sale execution. Once sold, the seller receives the proceeds minus any commission or agreed-upon fees. It’s a convenient, hands-off way for sellers to reach a broad audience of motivated buyers.
